dc.description.abstract | This thesis investigates the transformation and conservation prioritization of heritage villas constructed before 1975 in Ho Chi Minh City amidst rapid urbanization. By conducting a comprehensive survey of 457 villas, the study reveals significant disrepair and alterations due to various ownership forms and urban pressures. With over 80% of these villas privately owned, the study highlights the greater conservation challenges faced compared to state-owned villas. The research identifies key determinants for prioritizing heritage conservation, such as architectural significance, historical value, and adaptive reuse potential. These determinants shape a robust framework for sustainable management strategies, balancing urban development needs with the preservation of historical and cultural authenticity. The findings underscore the importance of tailored conservation processes and methods to suit different ownership categories, ensuring viable and effective conservation solutions. Additionally, the study emphasizes the necessity for improved regulatory frameworks, increased financial support, and enhanced public awareness to safeguard these cultural assets. By integrating empirical research with theoretical frameworks, this thesis offers a model for informed decision-making in heritage conservation, contributing to the development of conservation policies for urban heritage in Ho Chi Minh City and similar contexts. | en_US |
